1. Licensing and certification.
A home inspector must have a valid license and certification from one of the many professional organizations. Look for an inspector with membership in an organization such as the National Association of Home Inspectors (NAHI) or the American Society of Home Inspectors (ASHI). The license and certification should be displayed on their website or in their business office.
An experienced home inspector will be better able to identify potential problems with your home that may not be evident to someone who has not been through the process before.
Ask your friends, family, and neighbors if they know of any homeowners who have used the home inspector you’re considering and were pleased with the results. Check with the licensing or certification organization to find out whether they require references from past clients before allowing them to become certified or licensed inspectors.
4. Price range.
Price is not always indicative of quality, so don’t be afraid to go a little higher up the ladder for a quality inspector. The only thing that should be more important than the price is whether or not the inspector has been successful in the past with other clients similar to you, as well as checking out their references.
